SECOND . . Pre-qualify for a Loan - The first step I'd like you to take is to find out what you can comfortably afford. This will pre-qualify you for the loan you take out to purchase your new home. By pre-qualifying, you are able to move quickly on a home you like by placing an offer. Being pre-qualified tells the seller you are serious about buying because you've taken the necessary steps to show that you are capable of financing the house you want. THIRD . . You will do the initial legwork of home searching on the internet, driving by your home choices, and narrow down your choices..

Not only can you be self-sufficient in your search by utilizing these tools on this website, but you are more than likely to be more effective than an agent selecting properties for you, since you know best what you are looking for in a property. All property addresses are shown if you are using my website. You will need to drive by the homes to further narrow down your search to (1-12 homes 25% rebate) (13-20 homes 15% rebate) (21+ homes 0% no rebate)

FOURTH . . Once you have narrowed down that list of potential homes to a reasonable number (usually 12 or less), I will setup a time to show you the home interiors that you were not able to see on your own. REMEMBER: Never contact the listing agent, as this will VOID your rebate. I must set the appointment to show you the property.
Once you have selected a home, I will help to construct an offer and handle the negotiations, do all the paperwork and represent you all the way to closing, just like any full service buyer's agent would. The only difference is, I put up to 25% of my commission back into your pocket. You will receive up to 25% of my Buyers Agent Commission as a credit towards your closing costs.

If you choose to purchase a "NEW Construction" home from a builder, I must be present on your first visit, or your rebate may be void! I will rebate you an amount equal to 25% of my "buyers agent commission" but I must be present when you register during your first visit. The new home builder typically has a 3% realtor commission built into every new home they build. If it is not used, it is lost. Time is saved since you work with the builder directly, and as a result I pass part of my commission to you as a rebate.

PLEASE NOTE: Because of the length of time (usually 3-5 months) and additional work necessary, I cannot offer a rebate on the purchase of any REO (Bank Owned property), Short Sale, or Forclosure property.
