A sign panel is included with The Premier & Full Negotiation listing, but a sign is not included with the Basic MLS listing.
Remember:The Utah MLS systems prohibit the use of "By Owner" signs on any listed property.
A "By Owner" sign is considered to be any non-brokerage sign.


You should be aware that all Utah MLS systems have Quality Control departments that randomly check listings for sign violations. If a violation occures, your listing will be terminated by the MLs and you will not be allowed to re-list for a period of one year. So, remember to use our sign or no sign at all.

Includes everything in PREMIUM PLAN above, plus full assistance & representation in all contract negotiations, paperwork and documentation, as good if not better than what a competent 6% real estate broker would provide.

The $500 cost above PREMIUM PLAN, just about always comes back to you several times over in the form of a higher negotiated sales price, lower repair costs after inspection (often a hurdle sellers don't expect, and where they tend to give away more than they need to), and avoidance of small overlooked items that could easily cost more than $500. In addition, you get the peace of mind that comes with knowing that a professional is representing you and looking out for your best interests.

We negotiate contracts every day. We know when to push, when to let up, and what points shouldn't matter. We know the warning signs in an offer that deserve closer scrutiny. Sellers often get into contracts that never close because they aren't used to seeing the red flags in an offer.

Sellers have a tendency to drop price too quickly in the midst of negotiations out of fear of losing the deal, and other times cling to a price or certain terms they are unlikely to get any buyer to agree to. Seller emotions can also get in the way.

Another problem is that over half of all agents are not very competent. Unlike CPAs, doctors or lawyers, there is no college degree required to be a real estate agent. Any high school dropout can become a Realtor if he takes a few courses and passes the State & national licensing exams. Incompetent agents lead to problems, wasted time and transactions that never close.

Some agents can be difficult to deal with and downright aggravating, or just want to give you a hard time.

While books & guide pamphlets can be very informative with handling the paperwork, even a hefty book is no substitute for 15+ years of experience.
